Commercial water damage is a serious issue.  For the period 2004-2008, compensation for losses incurred from water damage was the second highest type of claim on commercial insurance policies. Even a small crack in a water pipe can release a huge amount of water in a relatively short time. Problems caused by water are seven times more common than fire damage and six times more common than burglary, so it makes sense to be aware of some of the causes of leaks and flooding at your property and what you can do to prevent them happening to you.

Clogged drains and toilets

Soap residues, grease, hair, food waste, and other items can all contribute to clogs in drains and toilets. The build-up is usually gradual and can be detected by slow drainage. Any such problem should be dealt with quickly as a back surge of contaminated water can be very unpleasant and constitutes a significant health hazard. Clean your drains regularly and make sure that unsuitable items and substances are not flushed down the toilet.

Pipework

Over time, pipes begin to degrade and cracks can appear. The natural shifting of the foundations of your house can also put stresses on to your pipework that can cause cracking and lead to leakage. Where pipes are hidden beneath flooring or within walls, the first signs may be damp patches appearing. These should always be investigated to determine their cause and enable remedial action to be undertaken in a timely fashion.

Washing machines

The intake hoses to your washing machine are always under pressure and are a common source of leaks. Make sure the connections are tight and, if you have plastic or rubber hoses, it is better to replace them with reinforced steel braided ones. In any event, the hoses should be replaced every five years. When you are leaving the house empty for a few days, turn off the water supply to your washer.

Water Heater

Water heaters can corrode over time and the points where water enters and leaves are prone to rust. The typical life span of a water heater is about ten years. Inspect your heater regularly and replace it if you observe signs of corrosion. Look for a heater with a long warranty.

Overflowing Drain Pans

Air conditioning and heating systems have drainage pans to collect condensation and other wastewater which can overflow if not emptied from time to time. Clogs can occur if routine maintenance is not carried out. Your AC should be regularly serviced to ensure it is working efficiently and inspecting the drainage line is an important part of this inspection. It is possible to have a float switch installed which cuts off the system if a blockage occurs.

A carpet or rug adds a touch of luxury to a commercial property.  Proper care helps your carpet keep its appearance and last longer, but small particles of debris can embed themselves deep in the fibers, while heavy traffic in a particular spot crushes carpet fibers and can cause them to fray. Spills that are not mopped up quickly leave behind unpleasant odors as well as staining and those left unattended can support the growth of mildew and mold. Regular vacuuming removes a good deal of dirt and grime but not all of it and eventually, every carpet starts to look tired and in need of the services of a commercial carpet cleaning specialist.

Hot Water Extraction

Where dry pads are used, a cleaning solution is applied directly to the carpet, otherwise, the solution is applied to the pads. This method of cleaning works well with short pile carpets but some manufacturers do not recommend it on the grounds that the oscillating movement can damage the fibers.

Dry cleaning

Dry cleaning is often used on carpets that are not color-fast. A powder containing the active cleaning ingredients is shaken over the carpet and brushed in so it can dislodge and attract the dirt and odor molecules. Then the powder and dirt are vacuumed up together.

Encapsulation

In this method, the cleaning agent works in two ways. First detergents separate the dirt from the fibers. Then special polymers encapsulate the dirt-bearing detergents. As they dry the polymers turn into crystals which can be easily sucked away with a vacuum cleaner. This procedure was developed for commercial applications but is becoming more widely available for domestic situations as well.

The best method for your carpet or rug depends on a number of factors: the material and construction of the carpet, the manufacturer’s instructions, and the source of the dirt and soil to be removed. A professional carpet cleaning technician can advise you as to which method or combination of methods is the most appropriate taking all this information into account. A good thorough clean of your carpet, combined with a restoration of any worn patches, will leave your commercial carpet looking as good as new.

Commercial water losses can be confusing for the renter. Who is responsible for what types of damage?                                                          The renter or the property owner?

Some of the more common water damage-related scenarios a tenant might face are:                    Ceiling leaks, plumbing leaks or bathtub overflows might be unlikely, but they can be very costly and renters insurance is a relatively inexpensive way to mitigate these types of financial losses. We asked several of our Insurance Agents that we work with, "What are the most common questions you are asked when it comes to renters/tenants?"

Q.  If the ceiling is leaking, do I file a renters insurance claim?
A. No. A landlord or owner of a rental property is responsible for keeping it structurally sound and maintained, and that includes leaks. A renters insurance policy would cover a renters personal property in the event a leak damaged it. For example, if water leaked onto a leather couch or television and ruined it, that might be an expense worth considering making a claim for.          Under the terms of almost all rental agreements, as long as a renter notifies an owner of a structural issue as soon as they are aware of it, the renter will not be liable for damages caused by that issue. This includes a leak in the ceiling (assuming the leak was not caused by the renter). For example, if wind damages a roof and causes a leak, a renter would not be responsible for fixing the structure. The tenant wouldn't be able to file a renters insurance claim, regardless, renters insurance policies do not cover the structure a renter lives in.                                 

Q. Does renters insurance cover plumbing leaks?

A. Yes. If the plumbing fails and water damages a renter’s personal property, they could file a renters insurance claim. Assuming a tenant is not at fault for its failure, their renter's insurance will not cover the cost to repair the plumbing itself -- that is the responsibility of the landlord or owner. Again, the only exception would be if a renter did not notify their landlord or owner of the issue in writing as soon as it occurred.
