  • If you live in a storm-prone area, nail down roof shingles or use adequate adhesive to keep them from blowing off in a violent wind. For roofs with shingles that are not the seal-down type, apply a little dab of roofing cement under each tab.
  • A lightning-protection system should offer an easy, direct path for the bolt to follow into the ground and thus prevent injury or damage. Grounding rods (at least two for a house) should be placed at opposite corners of the house.
  • Don't go out during a hurricane unless you have to; however, if flooding threatens, seek high ground, and follow the instructions of civil defense personnel.
  • When a major storm is imminent, close shutters, board windows, or tape the inside of larger panes with an "X" along the full length of their diagonals. Even a light material like masking tape may give the glass the extra margin of strength it needs to resist cracking.

Install the correct number of smoke alarms. Put them in each bedroom and throughout the home. It is good practice to them once a month and replace the batteries at least once a year.

  1. Maintain gutters and downspouts, keeping them free of debris and leaves and repairing them if they are sagging.
  2. Inspect your gutters' capacity - after fifteen minutes of heavy rain, if water overflows the gutters, you should install additional downspouts.
  3. Extend downspouts at least ten feet away from the house
  4.  Adjust landscaping and irrigation so that water flows away from the foundation.
  5. Drain subsurface groundwater and stormwater with a sump pump system that has battery backup and replacement warnings.
  6. Run your sump pump every few months and clean it annually before the rainy season.

This was a strange storm! This backyard in Northridge Ca went from a tropical oasis to a mountain getaway in a matter of minutes.

At some point, condensation high in the cloud (which is now in the form of water droplets and ice) fall to the ground as rain. After this occurs it is common to see a rainbow.

The rain droplets serve as a type of reflector of light. ... Without millions of rain droplets, a rainbow would not occur. If you only had a few rain droplets you would only see a few colors. This is typically why the rainbow appears after a rainstorm. It is truly miraculous and proves there is beauty after a devastating storm.

Getting into Trouble

The babies now have full run of the house and it is interesting to watch them explore their surroundings.

They love playing hide and seek. They have a knack for scaring you when you least expect it. There have been several times in the last week that they hide somewhere and when you walk into the room they jump out of their hiding spot and make you scream. I am not ashamed to say they have scared me to the point of screaming and jumping back.

When they want you to hold them they climb up your legs causing a few shrieks and a little blood but then they are in your arms purring and nuzzling.  

The laughter that they bring to the house is infectious and I love watching their shenanigans and the deep sleep they fall into after.

They got their second set of shots and are healthy and happy. I look forward to the following months to come.

Once you see visible mold, as in you can see it on the walls, ceiling or floor, testing is a waste of money.

Why is it unnecessary if you already see mold? Because it will save most people a lot of money and time! Just because you see mold does not mean you need to test to find out what type it is. You may think we need to know what kind of mold it is especially if it is “toxic” but surprisingly, we do not.  Once you see visible mold, knowing what type it is, is usually irrelevant because at this point, you simply need to get rid of the mold following proper mold remediation as outlined in the IICRC guidelines.

When should a mold inspection and mold testing be considered?

  • When visible mold is not present, but the smell of mold is. Here a mold inspection and mold test can reveal whether there is indeed elevated mold, and where it is located.
  • There have been plumbing leaks or water issues and there is a suspicion that elevated mold may exist in the air and/or behind walls.
  • Post Mold Removal Clearance Testing to ensure that the previous mold issues has been resolved and mold counts have returned to levels found in normal environments of the same type.
  • Health Concerns: In some cases a doctor or the patient has a health issue that they cannot pinpoint the cause but seems to be related to mold symptoms (coughing, sneezing, headaches, etc). Mold Caused by Incomplete Water Restoration

It is so common that when water damage occurs and it is not treated properly, leads to mold. 

Our crew inspected a 4000 square foot home that had an upstairs toilet overflow that they started cleaning up themselves but ended up hiring a handyman to finish the work. Because of the handyman, although great at his job, but not certified in water damage clean up, ended up causing more damage. The dry out was not done properly and ended up costing the homeowners thousands of dollars more because mold had grown throughout the upstairs leading down to the downstairs. This is a perfect example of water damage that had become a mold situation in a large home.

Work Performed: We provided complete service, contents moved out of rooms, protective barriers in place, protective covers over unaffected areas, careful removal of walls and ceilings in most of the entire downstairs. We set up filtration equipment for 6 days during the remediation process. Leaf blowers and sweeping may seem like the smart way to clean it up, but this actually stirs the ash up so people may breathe it in, which can be dangerous.

In order to avoid potential health risks, CDPH recommends these safety tips for cleaning up ash:

  • Never use a leaf blower, as it will spread the ash and blow it back into the air.
  • Wear a close-fitting respirator that is rated N-95 or P-100 to block ash particles from being inhaled. Bandanas, surgical or cloth masks do not effectively block fine particles.
  • Wear gloves, long-sleeved shirts, long pants, socks, and shoes to avoid skin contact with ash.
  • If you do get ash on your skin, wash it off as soon as possible.
  • Remove shoes before entering your home or use “sticky mats” in entryways and doors to remove dust and ash from your shoes. Sticky mats are sold at hardware stores.
  • Do not allow children to play in ash. Wash ash off toys before children play with them.
  • Clean ash off pets with either a damp cloth or bath.
  • If you have a vegetable garden or fruit trees, wash the fruits or vegetables before eating them.
  • The use of shop vacuums and other non-HEPA filter vacuums is not recommended. HEPA filter vacuums could be used, if available.

They’ll begin the emergency board up process right away if needed. Once the fire marshal clears the area or says it is fine to be there, we will use plywood to board up your windows. Plywood is the cheapest option to board windows.

When our professionals are boarding your windows, they have options to secure it. They can use concrete screws, anchor screws, wingnuts or lag screws with anchors.

Our crew members will measure your windows and once the windows are measured the plywood will be cut according to the measurements. To board the windows in concrete, the technicians will use a masonry bit and screws and fasten the board to the house. If your house has aluminum or other sidings, we will use a stud finder to search for the window frame stud. The holes from the plywood will line up with the center of the studs. We will then pre-drill holes in the plywood and then drill through to secure it to the building. You may notice that these boards are doubled up for larger windows and doors.

Emergency board up is critical to your home. Not only does it protect your property from the weather, but it also discourages vandals from breaking into the property as well as helps with structural stabilization. Besides, it’s mandated by the insurance companies.

Mudflow in Malibu

Malibu has been hit hard these last few months. First, from the Woolsey Fire and now with these heavy rains causing mudflows and mudslides.  Don’t confuse mudflows with mudslides as there are distinct differences. Mudslides occur when a mass of earth or rock moves downhill, propelled by gravity. They typically don't contain enough liquid to seep into your home, and they aren't eligible for flood insurance coverage. In fact, mudslides are not covered by any policy as stated by the multiple insurance agents we work with.

Aside from the danger of flooding, heavy rainfall can also lead to mudflow, basically creating a river of mud; and landslides, which are caused by the movement of the destabilized land—due either to gradual erosion or an accumulation of water.

Mudflow is covered by flood insurance which is available from FEMA’s National Flood Insurance Program.

Federal flood insurance is available for homeowners, renters, and business owners; policies cover overflow of inland or tidal waters and unusual and rapid accumulation or runoff of surface waters from any source. NFIP flood policies can be purchased directly from the federal government or through FEMA-authorized insurance companies and agents.

Finding the Smell

For mold to grow in your house it needs a moisture source. It could be coming from the outdoors, indoors or both.

Outdoor sources include:

  • Water leaking caused by clogged gutters and drains. It might not be visible to your eye, but leaks can wet walls and attic spaces so that mold grows unseen.
  • Leaks from improperly flashed windows, doors, decks, and roofs. These areas can also allow water to seep into wall cavities.
  • If the ground around the house isn't sloped enough to drain surface water away, leakage can make the adjacent rooms damp and increase humidity levels in the house.

Indoor moisture sources include:

  • Plumbing leaks behind walls or under sinks.
  • Condensation. Over winter, moist indoor air can cause condensation and ice to form on cold window panes and can do the same, unseen, inside cold wall cavities. Moist air makes its way from the indoors into the wall cavity through a variety of routes, including electrical outlets and light fixtures.

Look for evidence of moisture or possible moisture sources in the areas where you smell mold.

  • Lift carpet and move furniture and drapes to look for signs of moisture or mold staining.
  • Check the attic and or basement for signs of leaks or mold.
  • Outdoors, look for warped, bulging siding, premature peeling of paint or stained and cracked stucco or brick. Pay particular attention to areas around windows, doors, and decks and under roof valleys

If you find evidence of water damage or leaks, determine the cause and rectify it so your remediation company can come and properly clean it.

Their goal isn’t for you to profit from the tragedy. If you aren’t satisfied with the first offer, it is okay to push back. You pay your premiums. It’s the insurance company’s job to restore you to your preloss condition. You may feel fearful that your premiums will then increase, but it is still your responsibility to make sure their claims are paid in full.

To do so you can show receipts of your different items, warranties, owner’s manuals, appraisals, and boxes. It may be useful for you to provide a list of all the items that were damaged in the fire by listing it room-by-room. You can request to see if your claim covers temporary housing while your home is under renovation. You won’t be entitled to any wages lost during the time of the tragedy.

Myths and Facts about Lightning

Myth: It’s not raining here, and skies above me are clear, therefore I am safe from lightning.

Fact: Lightning can strike many miles away from the thunderstorm. If storms are in your area, but skies happen to be clear above you, that certainly does not imply you are safe from lightning. Though these “Bolts from the Blue” are infrequent, lightning strikes 10 to 15 miles away from the storm are not out of the question.

Myth: Since I am inside my house and out of the storm, I am completely safe from lightning.

Fact: Just because you have taken shelter inside, you are not automatically safe. While inside waiting out a storm, avoid using the telephone or electrical appliances and do not take showers or baths. Also stay away from doors and windows. Telephone lines, cords, plumbing, even metal window, and door frames are all lightning conductors and pose a threat.

Myth: The rubber soles of shoes or rubber tires on a car will protect you from being struck by lightning.

Fact: Rubber soles of shoes and rubber tires provide NO protection from lightning. However, the steel frame of a hard-topped vehicle provides increased protection if you are not touching metal. Although you may still be injured if lightning strikes your car, you are much safer inside a vehicle than outside.

Myth: People struck by lightning carry an electrical charge and should not be touched.

Fact: Lightning strike victims carry no electrical charge and should be attended to immediately. Cardiac arrest and irregularities, burns, and nerve damage are common in cases where people are struck by lightning.

Water and Mold Damage

SERVPRO of Malibu / Topanga Canyon / Pacific Palisades was contacted regarding a  water loss that was not remediated properly from another vendor. Mold was discovered that was not addressed during the initial dry down by the former restoration company. When we arrived on site walls were cut open and mold was present in the area.  We provided a 5 man crew and set up protective barriers around the affected areas, with air filtration devices. All ceilings and walls were removed to remediate the cavities where the damage occurred.                                       

Our company came to an incomplete water damage project which created mold contamination and in 4 days, our crew provided mold remediation services, completed the unfinished portion of water damage to the building, and passed the post-remediation clearance testing, all by the end of that week. The management was pleased with our prompt and efficient process for such a large project.

Commercial Water Damage

Commercial water damage is a serious issue.  For the period 2004-2008, compensation for losses incurred from water damage was the second highest type of claim on commercial insurance policies. Even a small crack in a water pipe can release a huge amount of water in a relatively short time. Problems caused by water are seven times more common than fire damage and six times more common than burglary, so it makes sense to be aware of some of the causes of leaks and flooding at your property and what you can do to prevent them happening to you.

Clogged drains and toilets

Soap residues, grease, hair, food waste, and other items can all contribute to clogs in drains and toilets. The build-up is usually gradual and can be detected by slow drainage. Any such problem should be dealt with quickly as a back surge of contaminated water can be very unpleasant and constitutes a significant health hazard. Clean your drains regularly and make sure that unsuitable items and substances are not flushed down the toilet.

Pipework

Over time, pipes begin to degrade and cracks can appear. The natural shifting of the foundations of your house can also put stresses on to your pipework that can cause cracking and lead to leakage. Where pipes are hidden beneath flooring or within walls, the first signs may be damp patches appearing. These should always be investigated to determine their cause and enable remedial action to be undertaken in a timely fashion.

Washing machines

The intake hoses to your washing machine are always under pressure and are a common source of leaks. Make sure the connections are tight and, if you have plastic or rubber hoses, it is better to replace them with reinforced steel braided ones. In any event, the hoses should be replaced every five years. When you are leaving the house empty for a few days, turn off the water supply to your washer.

Water Heater

Water heaters can corrode over time and the points where water enters and leaves are prone to rust. The typical life span of a water heater is about ten years. Inspect your heater regularly and replace it if you observe signs of corrosion. Look for a heater with a long warranty.

Overflowing Drain Pans

Air conditioning and heating systems have drainage pans to collect condensation and other wastewater which can overflow if not emptied from time to time. Clogs can occur if routine maintenance is not carried out. Your AC should be regularly serviced to ensure it is working efficiently and inspecting the drainage line is an important part of this inspection. It is possible to have a float switch installed which cuts off the system if a blockage occurs.

These are the most common areas from which floods and leaks can arise. The best way to protect your commercial property and your business from water damage is to pay attention to any signs of a problem and take action straight away to determine its nature and what needs to be done to set things right. Make sure you know where your main valve is located and how to turn it off in the event of an emergency. Prevention is better than cure. The Woolsey Fire started on November 8, 2018, and burned for 13 days before it was contained. This was an unprecedented, fast-moving brush fire, 14 miles wide, with a footprint of 150 square miles, driven by gusts of up to 70 mph—the most destructive fire L.A. County has ever seen. Three canyons were affected and 70,000 homes, businesses, and other structures lay in the fire’s path. A quarter of a million people were evacuated. 

The outpouring of support we received was overwhelming and we are grateful that we have such an amazing corporate office. SERVPRO really is an amazing brand and we are grateful to be part of it.

What exactly is mold?

Mold is a fungus that grows from microscopic spores floating in the air. All kinds of mold are found everywhere in nature and are quite important to the ecosystem — they help with the decomposition of organic materials like dead trees and fallen leaves. This process allows the nutrients that those natural materials contain to be released back into the soil, becoming available for living organisms to use.

Mold is a type of fungus that grows in the form of black or green patches and easily penetrates the surface of whatever it is growing on. Mold can even appear as fuzzy or slimy in texture and is most likely the result of larger infestation.

What exactly is mildew?

Put simply, mildew is a kind of mold that tends to grow on flat, moist surfaces. Mildew typically grows flat and doesn’t penetrate the surface, making it easier to clean and get rid of. It is typically a patch of gray or white fungus.

Both mildew and mold are types of fungi, typically, mold is black or green, and mildew is gray or white.  They both thrive when there is moisture in the environment and can be difficult to get rid of. Working on a Commercial property loss is similar to working on a residential property loss with some exceptions. However, the number of steps required to calculate a commercial property loss is double of the number necessary for a homeowners’ claim.

Before a payment calculation process can start, six specific items of information are required.

They are:

  1. Total damage amount for both or either the building and contents
  2. Applicable policy limits for each type of coverage
  3. Coinsurance percentage
  4. Deductibles that apply
  5. Whether the specific property is insured on a replacement cost or actual cash value (ACV) basis
  6. The value of the covered property, at whichever valuation method is employed, at the time of the loss

Following a loss, the insurance carrier supplies the insured with a form called “proof of loss”. The proof of loss provides the insurance carrier the specifics surrounding the loss plus a detailed count of the amount of items being claimed.

7 weeks and Totally Potty-Trained

Learning to Play

Blaze and Stormy are 7 weeks.
These cats are little hunters and they love chasing red dots. They are still world-class nappers and love to snuggle up together or with any human around. They are not shy! These fur babies are still unsure of what their bodies can do so it is beyond funny watching them play and interact with each other. We love kissing their baby-pink noses and their eyes are no longer blue.
They are eating both wet and dry food and are completely potty trained. SOOOOO HAPPY! The best was watching them try and navigate their water dish. Like I said before, they love baths so there was a lot of water clean-up. Thank goodness we work for SERVPRO.
They want to be a part of everything! Watching us type up an estimate while jumping on the keyboard and increasing the number of air movers we placed.
Looking forward to the next big feats!!!

Getting Bigger...

Getting Bigger...

So Blaze and Stormy are getting bigger... they are 4 weeks now and love their bottles. When you pick them up while they are sleeping they let out the cutest meow of protest but love to be held. They are getting curious about the dogs in the house but are a little scared of them.

They are in the office with us during the day because they are still eating every 3 hours.

They are starting to play with us and each other. They are funny to watch especially when they get moving and then fall over like little drunk people.

I can not wait for the day that they are able to use the litter box 100% on their own. Wiping their little tushies is kinda gross but fulfilling at the same time. They actually like warm baths, but then they are ready for anything.

I cannot wait for the next two weeks to see what happens...

An Unexpected Surprise

The things you find during water mitigation

On September 9th, 2018 we got a call from a customer in Malibu saying that her front yard was flooded and water was entering her home. We arrived 45 min later and while cleaning up the mess, we noticed 5 baby kittens submerged in the water. Mrs. D ( the customer ) was horrified to find that 3 of them were deceased.  She could not care for the newborns and asked us to please help them.

We wrapped the babies up in warm towels and brought them to a vet.  The vet said that they were not quite 2 weeks old and weighed  4.5 oz and 4.3 oz and that we were going to need to bottle feed them until we could find a rescue to take them. They gave us some bottles and formula and off we went.

They were not taking the bottle so I researched how to feed newborn kittens and found that dropper feeding was the best for this age.

Needless to say, we are keeping them and will update you on this journey.

Wildfires can leave caustic ash, risk the health of the community and cause environmental concerns

Los Angeles Times wrote:

 "Ash from wildfires in Southern California's residential neighborhoods poses a serious threat to people and ecosystems because it is extremely caustic and contains high levels of arsenic, lead, and other toxic metals, according to a study by the federal geologist. Some Ash collected in residential areas after the fires registered a pH of 12.7, a level more caustic than ammonia and nearly as caustic as lye."       

 How do I clean ash from my home?

Wash indoor surfaces with water. If a surface film is visible, wash with soap and water.

Wash cooking utensils with detergent and hot water or run them through the dishwasher.

Wash soft furnishings (upholstered furniture, curtains, carpets/rugs, cushions, and bedding) or vacuum using a vacuum with a HEPA filter, so particles don't blow back into your house.

Have heating, ventilating and air-conditioning units, and all ductwork professionally cleaned and replace filters, to remove soot, ash, and smoke residue.

California fire season is in full swing and sweeping across Northern California. If you have been affected by these recent fires or want to help those that have, here are some resources to get you started.

The Red Cross assists fire evacuees. They can also use donations; you can give online, www.redcross.org/donate/donation, call 800-RED-CROSS or text Red Cross to 90999 to make a $10 donation.

For information on fires currently burning go to Cal Fire's incident page. You can find details about specific fires including location, acreage burned and evacuation orders and centers.

Stay clear of evacuation routes as much as possible if you are not under evacuation orders. Donors should not approach evacuation areas.

Senior citizens often fall victim to major mold problems that almost completely take over before they realize there is an issue, which can be incredibly dangerous.
There are normally a lot of signs of a mold problem in a house that can tell you there is something wrong.

When LAFD says it is time you leave... you leave

If you're told to evacuate, leave early enough to avoid being caught in a fire, smoke, or road congestion. Don’t wait to be told by authorities to leave. In an intense wildfire, they may not have time to knock on every door. If you think it's time to leave, don't wait - get out.

  • Keep a pair of old shoes and a flashlight handy for a night evacuation.
  • Keep the six “P’s” ready, in case an immediate evacuation is required:
    • People and pets
    • Papers, phone numbers, and important documents
    • Prescriptions, vitamins, and eyeglasses
    • Pictures and irreplaceable memorabilia
    • Personal computers (information on hard drive and disks)
    • “Plastic” (credit cards, ATM cards) and cash

If you see smoke or fire in your area, immediately report it by dialing 9-1-1. Remember to take note of the location so that the dispatcher can send emergency equipment to the correct location before you hang up.

Evacuation May Be Necessary

  • Back your car in the garage heading out with windows closed. Be sure to keep your keys with you so that you can evacuate quickly should it become necessary.
  • Close the garage door, leave it unlocked, and disconnect automatic door opener in the case of power failure.
  • Keep a flashlight and portable radio with you at all times and stay tuned to your local news station.

Outdoors

  • Move combustible yard furniture away from the house or store it in the garage.
  • Cover windows, attic openings, eaves, and vents with a less combustible material, such as 1/2-inch or thicker plywood.
  • Close window shutters and blinds if they are fire-resistant.
  • Attach garden hoses to faucets and place them so that they can reach all areas of your house.
  • Place a ladder against the house on the opposite side of the approaching fire for access to the roof.
  • Shut off Butane/propane or natural gas valves.

Indoors

  • Close all windows and doors around your home to prevent sparks from blowing inside.
  • Close all doors within the house to slow fire spread inside the house.
  • Turn on the lights in all rooms of your house, on the porch, and in the yard. Your home will be more visible through the smoke or darkness.
  • Move furniture away from windows and sliding glass doors to avoid ignition from the radiant heat of the fire.

A fire can be devastating for any business or homeowner. Fire Damage often includes much more than what gets consumed by the flames. Smoke and soot can stain paintwork, papers, clothing, upholstery, and carpets. Because they operate automatically, sprinklers can start to wet down a fire long before the fire department is on the scene. The sprinklers work when buildings are unoccupied. Some insurers offer discounts for homes protected with a sprinkler system as they know the likelihood of a large fire claim is reduced.

Coming Home to a Pool in your Living Room

In the Living Room

The Claussen family returned home from a 3-day trip to find standing water in their residence. Wood floors were affected and house had mildew odors present.

Our SERVPRO technicians arrived within the hour and began performing emergency services.  The technicians moved the clients' contents and extracted from the water in the home.  Plastic barriers were placed to promote quick and efficient drying and two zones were created.  Air movers and dehumidifiers were used for 3 days for drying the structure and flooring. SERVPRO provided monitoring of the drying progress with an infrared moisture detection camera. 

Due to our fast response, the flooring had limited damage and was able to save 60% of it. Customers were allowed to stay at their home during drying the process while barriers were used to separate the working and drying areas. Limited wall and baseboard damage due to quick response.

Condominium and Townhome owners really need to protect themselves when it comes to water damage.  The typical fighting over who’s to blame, who’s going to pay and if the HOA is responsible.

When you are the unit below the leak, you end up with the most of the damage.  We see the owners of the unit that received most of the damage hesitant to file their own water damage claims with their insurance company. They don’t want their rates going up when clearly it was not their fault.  Ask questions to your agent so you are prepared if this happens to you.

We have seen it go both ways, the insurer covering the damage to the units below and others not covering the units below.

Leave that fight for your insurance carrier as they will figure out if subrogation is possible.  The longer you wait, the more damage is being done.

What is a Slab Leak?

A slab leak is a leak that has developed in copper water lines running below the concrete foundation of your home.

Mold and Smells in Front-Load Washers

We get a few calls a month with questions regarding mold in front loading washing machines. It is very easy to treat and you can save yourself money from hiring a company.

Step 1: Clean the seal

The seal catches, pet hair, lint, coins, paperclips and all kinds of pocket stuffers. If you don't clean the seal, those trappings can mold or make its way down to the trap. Swipe your hand around the seal and remove any debris. Then, wipe it down with a damp cloth.

Step 2: Clean the trap/filter

When items don't get caught in the washer door seal they end up inside the washer trap or filter.  These items will deteriorate and form mildew until you remove them or the washer stops draining.                                      Here is how you can clean your own trap:

  1. Unplug your washer.
  2. On the front or back of the washer, there should be a little door.
  3. Place a small bowl by the little door to catch drips.
  4. Pry open the door using a flathead screwdriver or a coin.
  5. There will be a black tube inside the door. Gently pull the top end of the hose out and pull off the plastic cap.
  6. Drain the hose in the bowl.
  7. Place a towel in front of the door.
  8. Next to the black hose will be the trap cap or filter cap. Twist it to the left and pull it forward.
  9. Clean out the trap and replace the trap and hose.
  10. Close the little door and you're done.

Step 3: Run the self-clean cycle with bleach                                                                                                                                 Add one cup of bleach to the detergent cup before you start the cycle. This is our number one tip for getting rid of the nasty smells.

Step 4: Air It Out: 

If possible, leave the door of your washing machine cracked open to allow it to dry thoroughly between cycles. Please note:  you shouldn’t do this if you have children or pets who could be tempted to climb (and possibly become trapped) inside the machine.

Category 3 water losses involve water that is grossly contaminated and can contain pathogenic, toxigenic, or other harmful agents. Such water may carry silt, organic matter, pesticides, heavy metals, regulated materials, or toxic organic substances.

To Mitigate or Remediate?

Mitigation is often confused with restoration but they are truly not the same thing.
Water mitigation stops the water from spreading. In other words, help in reducing the cause of water issue to prevent any further damage.
Remediation is taking action to reduce, isolate, and remove all contamination from an environment by preventing further reproduction and spreading of contaminant. Simply stated, remediation is the process of clean up and disinfection.
Important steps to mitigate water damage:
• Remove rugs and unattached floor coverings
• Lift or remove furniture to prevent further damage
• Open drawers, closets, and cabinets to enhance drying if items inside were affected
• If available start extraction by using a wet vac or other machines able to extract water

Rain Overflowing Your Swimming Pool

It seems that Mother Nature has certainly been giving us some much needed rain this last week. We have been inundated by torrential storms, with several inches of rain within a few hours. Make sure your pool does not overflow as the damage could be exponential. Here is some great advice we got from a pool guy.
Lower the water level in your pool to keep proper skimming action, and to avoid contamination from planters and deck area flooding. For most pools with a sand or DE filter, the simplest way to lower the water level is to place the multiport valve onto the waste position and roll out the backwash hose. If you have a slide(push-pull) valve, backwash the filter to lower the water level. Some pools have a hose spigot plumbed after the pump, or on the filter valve, which you can connect a garden hose, to lower water level. Or, you can use a submersible pump, aka pool cover pump, to keep the pool from overflowing. Finally, there is the siphon method. A pool vacuum hose works best. Prime the hose in the pool, to fill it full of water, and attach a vacuum head or use a heavy item to hold the hose on the first or second step, the pool ladder, or swim out. Cap the other end of the hose with your palm and quickly pull the hose away from the pool and a few feet below the level of the pool water. Uncap the hose at ground level and let it flow!

A little water never hurt...

Spring 2018 has most definitely been a really wet one that is affecting outdoor sports. Chances are wherever you live the weather is probably subject to change at a moment's notice. Squalls, tornadoes, or electrical storms can occur with little warning. If your child is playing or practicing in less than ideal weather conditions, you need to be aware of the possible hazards and have a plan worked out ahead of time to avoid the kind of potentially dangerous situation that can develop.
Make sure that your child's team or club establish and enforce the policy to follow at every practice and game in the event of rain, thunder or lightning storms.
It is important to remember that rain and lightning are not the only weather hazards Heat on a sunny day can cause illness so make sure the heat index is not too high.
If the club or league won’t set a policy, you can always suggest to the coach at the first team meeting to put a plan in place to protect the kids. You not only need to educate your son's or daughter's coach, club and league, but your own kids as well.

What would you do if you came home to your vacation rental and saw this on the walls? Would you think someone came and put up wallpaper? Would you think someone broke in and colored on your walls? 

When our client walked into their house and saw  mold all over the walls, floors, and furniture , they were frozen with shock. 

A pipe had burst in their home sometime in the last 2 months and because they did not have a management company looking after it, there was no way to determine when it had happened. 

The damage was so extensive that most of their home needed to be gutted, dried and remediated. Most of the affected furniture was a total loss.

A Family Home Affected by Fire

If you have friends who lost their home in the recent California wildfires or one of the other areas affected by wildfires, you may be longing to do something to help them. Here are a few suggestions...

1. You can call, text or email them with your love and support. Keep it simple: Let them know you are there for them and love them. 

2. Listen to them. Everyone is going to have a unique response to this horror. They need to feel heard.

3. Send a check. This is one of the most helpful suggestions as they will be spending money every which way, and insurance can take a while to process.

4. Send a gift certificate for a restaurant, bookstore or even the movies. 

5.Give clothes or home items in good condition. Don't send stained, unusable contents. 

6. Make a meal or bring groceries. They are probably mentally and physically exhausted.

7. Focus on the children. Take them off of their parent's hands for a while and remind them how to have fun.

Initial steps to take when Water damage occurs:

  1. Remove furniture, boxes or other household items that either got wet or are in danger of getting wet. In many cases, items will be packed-out and taken to an offsite warehouse where further drying and restoration processes can be done.
  2. Assess the moisture or find where the water has gone. Water travels through most surfaces and will settle at the lowest point. In most cases, most of the time you won’t feel the wetness so you will need to use some moisture detection equipment
  3. Extract water if it’s sitting there. You do not want to wait for it to continue being absorbed.
  4. Dry the areas that were affected. Use air movers and dehumidifiers so that the moisture can be captured and expelled so more damage does not occur.

If you have not already prepared your business for a storm, it would be a good time to do it now. 10 MOST COMMON STORM TYPES - BLOG 1

There are many types of storms that we experience living in different parts of the country and thankfully not all States are burdened with each kind. 

This blog will touch on the Derecho Storms. 

A Derecho is a large series of storms following each other over a path of at least 240 miles with wind gusts of at least 58mph. Derechos are associated with bands of rapidly moving showers or thunderstorms variously known as bow echoes, squall lines, or quasi-linear convective systems. Although a derecho can produce destruction similar to that of a tornado, the damage typically occurs in one direction along a relatively straight path. As a result, the term straight-line wind damage sometimes is used to describe derecho damage. 

Because Derechos are most common in the warm season, people who are involved in outdoor activities are especially at risk. Campers and hikers in forested areas are vulnerable to being injured or killed by falling trees, and those at sea risk injury or drowning from these storm winds and high waves that can overturn boats.

People driving cars and trucks also are vulnerable during these storms to falling trees and utility poles. High profile vehicles such as semi-trailer trucks, buses, and sport utility vehicles may be blown over as well. Outside events such as fairs and festivals, people may be killed or injured by collapsing tents and flying debris.                Mobile homes, in particular, may be overturned or destroyed, while barns and similar buildings can collapse. People inside homes, businesses, and schools are sometimes victims of falling trees and branches that crash through walls and roofs; they also may be injured by flying glass from broken windows. Finally, structural damage to the building itself can pose danger to those within. 

Because insufficient advanced notice is often not sufficient for one to take protective action these are considered one of the most dangerous of storms.

Storm Mudflows VS. Mudslides And Insurance Coverage

Aside from the danger of flooding, heavy rainfall can also lead to mudflow, basically creating a river of mud; and landslides, which are caused by the movement of the destabilized land—due either to gradual erosion or an accumulation of water.

Don’t confuse mudflows with mudslides as there are distinct differences. Mudslides occur when a mass of earth or rock moves downhill, propelled by gravity. They typically don't contain enough liquid to seep into your home, and they aren't eligible for flood insurance coverage. In fact, mudslides are not covered by any policy as stated by the multiple insurance agents we work with.

Mudflow is covered by flood insurancewhich is available from FEMA’s National Flood Insurance Program.

Federal flood insurance is available for homeowners, renters, and business owners; policies cover overflow of inland or tidal waters and unusual and rapid accumulation or runoff of surface waters from any source. NFIP flood policies can be purchased directly from the federal government or through FEMA-authorized insurance companies and agents.

Keeping Your Commercial Carpet Clean

Commercial Carpet Cleaning

A carpet or rug adds a touch of luxury to a commercial property.  Proper care helps your carpet keep its appearance and last longer, but small particles of debris can embed themselves deep in the fibers, while heavy traffic in a particular spot crushes carpet fibers and can cause them to fray. Spills that are not mopped up quickly leave behind unpleasant odors as well as staining and those left unattended can support the growth of mildew and mold. Regular vacuuming removes a good deal of dirt and grime but not all of it and eventually, every carpet starts to look tired and in need of the services of a commercial carpet cleaning specialist.

Professional carpet cleaners have a range of techniques and substances at their disposal to match the requirements of different types of carpets and different kinds of problems. The most popular cleaning methods are explained below.

Hot Water Extraction

Hot water extraction involves using very hot water under pressure to break down the dirt molecules which are then brushed together and removed by suction. This is a safer method than using shampoo and gives a deep clean to remove stains and odors. But operatives require specific training to manage it successfully. If done incorrectly, it can leave a carpet saturated with water and therefore at risk of developing mold.

Spin Bonnet

Using this method, either dry, damp or wet pads are fitted to a machine like a floor polisher and the oscillation of these pads detaches and lifts the dirt from the fibers. Where dry pads are used, a cleaning solution is applied directly to the carpet, otherwise, the solution is applied to the pads. This method of cleaning works well with short pile carpets but some manufacturers do not recommend it on the grounds that the oscillating movement can damage the fibers.

Dry cleaning

Dry cleaning is often used on carpets that are not color-fast. A powder containing the active cleaning ingredients is shaken over the carpet and brushed in so it can dislodge and attract the dirt and odor molecules. Then the powder and dirt are vacuumed up together.

Encapsulation

In this method, the cleaning agent works in two ways. First detergents separate the dirt from the fibers. Then special polymers encapsulate the dirt-bearing detergents. As they dry the polymers turn into crystals which can be easily sucked away with a vacuum cleaner. This procedure was developed for commercial applications but is becoming more widely available for domestic situations as well.

The best method for your carpet or rug depends on a number of factors: the material and construction of the carpet, the manufacturer’s instructions, and the source of the dirt and soil to be removed. A professional carpet cleaning technician can advise you as to which method or combination of methods is the most appropriate taking all this information into account. A good thorough clean of your carpet, combined with a restoration of any worn patches, will leave your commercial carpet looking as good as new.

Everyone saw the horrors of the images on the news but they can't really fathom is the devastation that these families who lost everything and those who only lost a little are going through.                                                We understand the range of overpowering emotions, from frustration to anger to sadness. Even when fire spares lives, it can destroy a lifetime of precious memories and irreplaceable possessions.                                                      If you are like most homeowners after their homes have been damaged by fire, you are probably wondering what to do next. It is normal to want to rush inside and see what is left but DO NOT ENTER YOUR HOME UNTIL YOU HAVE BEEN GIVEN EXPLICIT PERMISSION FROM THE FIRE DEPARTMENT OR BUILDING SAFETY INSPECTOR.  Even if you think it wasn't that bad, essential structures may have been compromised, and fires often re-ignite even after they appear to have been extinguished. 

Commercial Water Loss Renters Insurance Common Questions

Commercial water losses can be confusing for the renter. Who is responsible for what types of damage?                                                          The renter or the property owner?

Some of the more common water damage-related scenarios a tenant might face are:                    Ceiling leaks, plumbing leaks or bathtub overflows might be unlikely, but they can be very costly and renters insurance is a relatively inexpensive way to mitigate these types of financial losses. We asked several of our Insurance Agents that we work with, "What are the most common questions you are asked when it comes to renters/tenants?"

Q.  If the ceiling is leaking, do I file a renters insurance claim?
A. No. A landlord or owner of a rental property is responsible for keeping it structurally sound and maintained, and that includes leaks. A renters insurance policy would cover a renters personal property in the event a leak damaged it. For example, if water leaked onto a leather couch or television and ruined it, that might be an expense worth considering making a claim for.          Under the terms of almost all rental agreements, as long as a renter notifies an owner of a structural issue as soon as they are aware of it, the renter will not be liable for damages caused by that issue. This includes a leak in the ceiling (assuming the leak was not caused by the renter). For example, if wind damages a roof and causes a leak, a renter would not be responsible for fixing the structure. The tenant wouldn't be able to file a renters insurance claim, regardless, renters insurance policies do not cover the structure a renter lives in.                                 

Q. Does renters insurance cover plumbing leaks?

A. Yes. If the plumbing fails and water damages a renter’s personal property, they could file a renters insurance claim. Affected hallway on the 7th floor

SERVPRO of Malibu/Topanga Canyon/Pacific Palisades was contacted regarding a previous water loss. Mold was discovered and was not addressed during the initial dry down by the former restoration company. Upon inspection, discovered walls cut open and mildew present in some of the areas. The damage was on the 7th, 8th, 9th, and 10th floors walls, ceilings, and floors. Once approval was granted, we provided a crew of 8 technicians and set up protective barriers around entire hallway floors, with filtration devices. All affected ceilings and walls were removed to remediate cavities where the damage occurred as well as some carpet that was not removed previously. We provided HEPA vacuuming and cleaning of all surfaces with Sporocide antimicrobial treatment or Benefect botanical product. We used HEPA filtration devices, 2 per floor during the remediation process. Protective entrances are provided for the convenience of the tenants to enter into and out of the hallways.

In 4 days our Crew provided mold remediation services, one floor at a time, completed the unfinished portion of water damage to the building, passed the post-remediation clearance testing, all by the end of that week. The management was pleased with our prompt and efficient process for such a large project.

This is a common story...

Jackie and her family returned home from a trip to find standing water all over her downstairs. Her wood floors were soaked.

Our certified technicians arrived within an hour and began extracting the water in the home.  The technicians moved all of the client's contents and prepared two drying zones. Plastic barriers were placed to promote quick and efficient drying for the structure. The wood floor was removed where it was damaged and unsalvageable. Baseboards and drywall were also removed to prevent mold growth. Air movers and dehumidifiers were used for 3 days to dry the rest of structure, inside cavities and flooring. 

We limited the damage by acting fast and 40% of the floor was saved. The family was allowed to stay at their residence during the drying process and we used barriers to separate working/drying areas.

Mold growth requires water so no water, no mold!

Mold is the result of a water problem so, fix the water problem, clean up the mold and you have fixed the mold issue.

In order to avoid mold problems, you need to avoid water problems. That is easier said than done especially if you have no idea you have a water problem. 

Mold also requires food to grow. The food it likes best is cellulose – (A carbohydrate that is a polymer composed of glucose units and that is the main component of the cell walls of most plants. It is insoluble in water and is used to make paper, cellophane, textiles, and other products the more processed the better.)

Mold really likes wet paper. It kind of likes wet wood, but not as much as it likes wet paper. It likes processed wood better than it likes real wood.  

Because it usually takes time for mold to grow, you need to be prompt in drying the structure after a water damage event. Acting fast will help prevent a mold problem from developing. Of course, make certain that the underlying problem that caused the water problem is also corrected.

Fierce Winds

High wind storms swept the mountain, valley, coastal and urban areas of Los Angeles these last few days have caused all kinds of damage to homes, businesses, and automobiles. Driving through a two-mile radius I saw: a tree toppled over a car, a big billboard in the middle of a busy intersection, a tree laying in the street, and one side of a street with no power.
During these wind storms if you can shelter in a building:
1. Take refuge in your house, preferably in the basement.
2. Take refuge in a solid building that can withstand strong winds.
3. Stay far away from doors and windows and keep your back to them.
4. Do not use the elevator in a building.
5. Evacuate in a timely manner your mobile home or any other shelter that the wind could sweep away. Also, evacuate your home if you receive evacuation instructions from the authorities.

If you cannot take shelter in a building:

1. Take refuge in a ditch or other depression in the ground, lie face down on the ground and protect your head with your hands. Avoid taking shelter under a bridge, viaduct or overpass, since winds are more intense there.

Mold Testing

Mold testing is a topic of questions when people going through the remediation process. One form of mold testing involves taking samples of either the air. A mold inspector "tests" the air to find out what kind of mold exists and/or if the mold found is able to grow in the area tested. Air samples can be taken and analyzed in a few different ways. The most common method uses a spore trap which is called a spore trap sample. Spore traps work by having a known volume of air pass impact a sticky surface as it passes through the spore trap sampling device. Most of the particles in the air also impact this sticky surface and consequently adhere to, and are captured on, this sticky surface. Mold spores comprise a subset of these 'particles in the air' and also are captured on the sticky medium inside the spore trap. When the spore trap is sent to the mold testing laboratory for analysis, the mold laboratory opens the spore trap, applies some stains to the sticky surface that the mold spores can absorb, and then identifies and quantifies the types of mold spores captured during the sampling process.

Mold testing is a topic that many people have questions about while going through the remediation process. There are different types of testing and this blog is about surface testing. Surface samples can be taken in a variety of ways. The three most common methods are:
1. Bulk samples. A piece of the sampled area is physically removed and sent to the mold testing laboratory,
2. Swab samples. Something akin to a cotton swab is rubbed across the area being sampled, often a measured area, and subsequently sent to the mold testing laboratory, and
3. Tape samples. A piece of clear tape is pressed against and removed from the area being sampled, presumably picking up and removing part of any mold that was present on the surface, and then set to the mold testing laboratory for analysis.

The dangers of space heaters are heating up So. Cal this winter and you need to be aware of them. 

Space heaters can be a quick way to heat up a room. However, they can be as dangerous as they are convenient if used improperly. Space heaters cause 25,000 home fires a year, and 6,000 emergency room visits, according to the Harvard University Environmental Health & Safety group.

Approximately one-third of all house fires nationwide happen during the cold home-heating months between December and February. Equipment that is intended to add a little extra warmth, such as space heaters, are the leading cause of these fires, according to the National Fire Protection Association (NFPE).

Before using a space heater, make sure your smoke and carbon monoxide detectors are in good working condition.

Check to make sure the heater is clean and in good condition, and have all problems professionally repaired.

Place heater out of high-traffic areas and on a level, hard, non-flammable floor surface—NOT on carpets, furniture or countertops.

Space heaters have one purpose —to provide supplemental heating. Never use them to thaw pipes, cook food, or dry clothing or towels.

Remember to keep space heaters at least three feet from combustible liquids like fuel, spray cans and paint, as well as flammable items such as draperies, blankets, and sofas.

Never allow pets or children near an electric heater. Accidental contact could result in serious shock or burns.

Do not overload circuits. Never use extension cords or multiple plugs with a space heater, and make sure the unit is not plugged into the same circuit as other electric appliances.

If your space heater is plugged into a ground fault circuit interrupter (GFCI) and it trips, don’t assume there is something wrong with the GFCI. Immediately stop using the heater until it can be checked out by a professional— if not, a serious shock could occur.

Never leave space heaters unattended. Turn it off and unplug it before leaving the room or going to bed.

These last few weeks, Los Angeles, CA has been hit really hard by these storms. Pacific Palisades has been hit hard and the damages have been all over the map. Some are as simple as a leaking window where the caulking has been stripped to major mudslides taking out entire residences. Mostly we have seen leaking roofs and clogged drains outside causing standing water to seep into homes. During this respite, while the sun is shining, check your outside drains and make sure they are free of debris. you should also check your home's rain gutters and clear them of any debris as well. A fire extinguisher is a device used to control or extinguish fires. Even though they are credited with saving lives and protecting property, there are also dangers associated with these fire extinguishers. These dangers should be carefully considered when developing training strategies or using an extinguisher to fight a fire. Cleaning up after a fire extinguisher is a lot of work so always call a professional. 

There are five different types of fire extinguishers used in the U.S. Class A models are used on paper, lumber and most home fires. Type B extinguishers work best on gasoline or combustible liquids, while Type C is designed to extinguish electrical fires. Type D is used for chemical fires and Type K is designed to extinguish kitchen fires.

One of the biggest dangers associated with fire extinguishers comes from using the wrong type of extinguisher to fight a fire. For example, a water extinguisher used on electrical or oil fires can cause electric shock or explosions. A Type B or C carbon dioxide extinguisher used on a chemical fire may cause violent explosions that lead to injury or death.

We have seen inadequate maintenance that has led to some exploding on their own. Units left outside or in damp areas will often corrode. A corroded fire extinguisher can explode, causing injury or death. This is a common problem in marine and industrial applications, where saltwater and chemicals cause the canisters to corrode rapidly.

Dry chemical extinguishers pose some of the biggest dangers to consumers. The fumes that are released by these units during a fire can be toxic in the short-term, and may even linger for long periods of time. Carbon dioxide can cause cold burns to operators and can deplete oxygen supplies in the room. These extinguishers also contain chemicals that deplete the ozone layer and contribute to global warming.

There are many different kinds of mold out there and a rainbow of colors.

Here is a color guide to molds commonly found in the house.

Green - If you see green mold, it could be just about any type of unwelcome fungus. There are more than a hundred thousand types of mold — and thousands of species of green mold,  So what does the color green tell you? Not much. 

Olive green, brown, gray or black - These are common molds in the Cladosporium genus. Outdoors, they lurk on plant leaves. Indoors, they're often found on walls and insulation and can grow on damp carpet, too. 

Blue, green, or white - These molds, also common, belong to the Penicillium genus. You’re right if you think that a type of this mold was used to make penicillin many years ago. It’s usually found on food and walls.

Colors of Mold

Yellow, green or black - These may be Aspergillus molds. According to the CDC, people breathe in these molds every day, usually without getting sick.

Black or grey - These could be Alternaria, which is most common as an outdoor mold, growing around damp, dusty areas, soil and plants. But it has made its way indoors. In one study, Alternaria was found in more than 90 percent of house dust samples.

Pink - The pink “mold” often seen in the bathroom in the form of a slimy, pinkish discoloration on sinks and tubs is actually bacteria, not mold. Specifically, it's Serratia marcescens. It thrives on soap and shampoo residues.

Greenish-black - This mold, of the Stachbotrys genus, is the infamous “black mold” that some news reports have linked to severe health problems.  It's less common than the molds described above — and possibly less dangerous than news reports would have you believe. It prefers to live on high-cellulose, low-nitrogen surfaces, which include drywall, gypsum board, paper, dust and lint that is regularly exposed to moisture. The CDC notes, "Growth occurs when there is moisture from water damage, excessive humidity, water leaks, condensation, water infiltration, or flooding. Constant moisture is required for its growth."

In the last 4 weeks, we have had 3 calls regarding dryer fires. It made us realize that the public needs a reminder on how to clean the lint out.

  1. Clean the lint out of the lint trap every time you use the dryer
  2. Always follow the manufacturers instructions when installing the vent pipe.
  3. Keep any flammables away from the dryer. (Cleaning products)
  4. Choose a metal duct as opposed to a foil or plastic one.
  5. Always read care labels on the clothes. (don’t turn the dryer on high if the articles of clothing say tumble on low)
  6. Check the outdoor vent on a regular basis to make sure it is free from debris.
  7. Clean the vents at least every 6 months

HOARDING - The easiest definition of hoarding is when the amount of acquired clutter prohibits functionality in the home. This means that functional areas such as kitchens, bathrooms, bedrooms and dining rooms cannot be used for their intended purpose. 

There are 5 levels of hoarding:

LEVEL ONE A level 1 household is clean and livable with some clutter, and perhaps occasional pet odors. Clutter is not excessive. Home exhibits good housekeeping and safe and healthy sanitation. Some pest evidence — a few mouse droppings or an ants invasion — might be found in a Level 1 house. All doors and stairways of the home are accessible.

LEVEL TWO In a level 2 house, clutter inhabits two or more rooms. One major appliance hasn’t worked for at least six months. Limited evidence of housekeeping, light unpleasant odors, overflowing garbage cans, light to medium mildew in kitchens and bathrooms, and moderately soiled food preparation surfaces. Some pet odor, pet waste puddles, light pet dander, three or more incidents of feces in litter boxes. Limited fish, bird or reptile care and light to medium evidence of common household rodents/insects.

LEVEL THREE Levels 3 continues but with floor to ceiling clutter, including visible clutter outdoors. Two or more appliances are broken. Stagnant fish tanks, neglected reptile aquarium and/or bird droppings not cleaned. Audible rodent evidence, light flea infestation, and some spider webs. Indoor clutter leads to narrow hall and stair pathways, one bedroom or bathroom isn’t fully usable. Excessive dust, dirty bed linens and no recent vacuuming or sweeping. Heavily soiled food preparation areas and full, odorous garbage cans. Unpleasant odors throughout the house.

LEVEL FOUR Structural damage such as leaks or broken windows, unusable bathrooms, rotting food and significant pest infestations. Mold and mildew. One or more bedroom is unusable, hazardous materials are stored in the home, and flammable, packed materials are in the living area or attached garage. Rotting food on counters, one to 15 cans of aged canned goods with buckled surfaces, no clean dishes or utensils in the kitchen, no bed covers.

LEVEL FIVE Obvious structural damage, broken walls, disconnected electrical service, no water service, no working sewer or septic system. Standing water indoors, fire hazards and hazardous materials exceed local ordinances. Pets are dangerous to occupant and guests. Rodents in sight, mosquito or other insect infestation and regional critters, such as squirrels, inside the home. Kitchen and bathroom unusable due to clutter. Occupants are living or sleeping outside the home. Human feces, rotting food and more than 15 aged canned goods with buckled surfaces will be found inside the home. A person with a level 5 hoarding problem can sometimes not live in his own home because there is nowhere to sleep and the bathroom and kitchen are unusable.

The term biohazard refers to any biological materials (microorganisms, plants, animals, or their byproducts) that pose a threat to the health of living organisms. Potential biohazards can be found anywhere – at your job, in your doctor’s office, in your children’s classrooms, at the park or even in that restaurant you like to eat at and should be handled with extreme caution. 

Examples are:

  • Blood -  This includes items that have been contaminated with blood and other body fluids or tissues that contain visible blood.
  • Animal waste - Animal carcasses and body parts, or any bedding material used by animals that are known to be infected with pathogenic organisms.
  • Human Bodily Fluids - Semen, cerebrospinal fluid, pleural fluid, vaginal secretions, pericardial fluid, amniotic fluid, saliva
  • Microbiological wastes. Common in laboratory settings, examples of microbiological wastes include specimen cultures, disposable culture dishes, discarded viruses, and devices used to transfer or mix cultures.
  • Pathological waste. Unfixed human tissue (excluding skin), waste biopsy materials, and anatomical parts from medical procedures or autopsies.
  • Sharps waste. Needles, glass slides and cover slips, scalpels, and IV tubing that has the needle attached.

There are different levels of biohazard. 

  • Biohazard Level 1: Agents that pose minimal threat to humans and the environment. Examples include - E. coli, Bacillus subtilis, and Naegleria gruberi.
  • Biohazard Level 2: Agents that can cause severe illness in humans and are transmitted through direct contact with infected material. Examples include HIV, hepatitis B, and salmonella.
  • Biohazard Level 3: Pathogens that can become airborne and cause serious diseases. Examples include tuberculosis and Coxiella Burnetii.
  • Biohazard Level 4: Pathogens that pose a high risk of life-threatening disease for which there are no treatments. Examples include the Ebola virus and Lassa virus.

Encapsulation

In this method, the cleaning agent works in two ways. First detergents separate the dirt from the fibers. Then special polymers encapsulate the dirt bearing detergents. As they dry the polymers turn into crystals which can be easily sucked away with a vacuum cleaner. This procedure was developed for commercial applications but is becoming more widely available for domestic situations as well.

Problems caused by water are seven times more common than fire damage and six times more common than burglary, so it makes sense to be aware of some of the causes of leaks and flooding in the home and what you can do to prevent them happening to you.

Clogged drains and toilets

Soap residues, grease, hair, food waste, and other items can all contribute to clogs in drains and toilets. The build up is usually gradual and can be detected by slow drainage. Any such problem should be dealt with quickly as a back surge of contaminated water can be very unpleasant and constitutes a significant health hazard. Clean your drains regularly and make sure that unsuitable items and substances are not flushed down the toilet.

Pipework

Over time, pipes begin to degrade and cracks can appear. The natural shifting of the foundations of your house can also put stresses on to your pipework that can cause cracking and lead to leakage. Where pipes are hidden beneath flooring or within walls, the first signs may be damp patches appearing. These should always be investigated to determine their cause and enable remedial action to be undertaken in a timely fashion.

Washing machines

The intake hoses to your washing machine are always under pressure and are a common source of leaks. Make sure the connections are tight and, if you have plastic or rubber hoses, it is better to replace them with reinforced steel braided ones. In any event, the hoses should be replaced every five years. When you are leaving the house empty for a few days, turn off the water supply to your washer.

Water Heater

Water heaters can corrode over time and the points where water enters and leaves are prone to rusting. The typical life span of a water heater is about ten years. Inspect your heater regularly and replace it if you observe signs of corrosion. Look for a heater with a long warranty.

Overflowing Drain Pans

Air conditioning and heating systems have drainage pans to collect condensation and other waste water which can overflow if not emptied from time to time. Clogs can occur if routine maintenance is not carried out. Your AC should be regularly serviced to ensure it is working efficiently and inspecting the drainage line is an important part of this inspection. Cause: SERVPRO was contacted regarding water damage that had gone into the basement, of an Oakmont Drive home.

Work Performed: SERVPRO responded on site and began extraction of the water in the basement and do a moisture check of entire area around the location. Our company was providing dry down services of crawlspace under house and basement area inside home. Applied drying techniques are used with containment barriers to prevent odors and debris from entering living spaces. Dehumidifiers and Hepa filtration devices are used, and completely dried structure in 5 days including crawlspace.

Result: Our firm can limit damage and repair costs by up to 50% by notifying us right when damage occurs. Drywall and paint were the only repair/replacement costs, and no property loss.

Cause: Mrs. Kay returned home from a trip to find standing water in her residence. Wood floors were affected and house had mildew odors present.

Work Performed: Our SERVPRO technician arrived with in 1 hour and began extracting water in the home and performed emergency services. The technicians moved client contents and prepared two drying zones. Plastic barriers are placed to promote quick and efficient drying for structures. Wood floor was removed where damaged and removed from structure. Air movers and dehumidifiers were used for 3 days for drying of structure and flooring. SERVPRO provided monitoring of drying progress with infrared camera moisture detection. Upon completion an antimicrobial agent is applied.

It is so common that when water damage occurs and it is not treated properly, leads to mold. 

Our Company inspected a 4000 square foot home that had an upstairs toilet overflow that they started cleaning up themselves but ended up hiring a handyman to finish the work. Because the handyman, although great at his job but not certified in water damage clean up ended up causing more damage to occur. The dry out was not done properly and ended up costing the homeowners thousands of dollars more because mold had grown throughout the entire home. Upstairs to downstairs. Mold Removal in West Hollywood, CA



Cause: SERVPRO of  Malibu was contacted regarding a previous water loss. Mold was discovered and was not addressed during initial dry down procedures by the former restoration company. SERVPRO of Malibu, upon inspection, discovered walls cut open and mildew present in the area. The damage was on the 5th, 6th, 7th, and 8 floors walls and ceilings.

Work Performed: Our company arrived on site, after getting approval to begin services Monday morning. We provided a 5 man crew and set up protective barriers around entire hallway floors, with filtration devices. All ceilings and walls were removed to remediate cavities where the damage occured. We provided hepa vacuuming, and cleaning of all surfaces with Sporocide anti microbile treatment or Benefect botanical product. We used hepa filtration devices, 2 per floor during remediation process. Protective entrances are provided for the convenience on tenants to enter into and out of hallways.

Result: Our company came to an incomplete water damage project which created mold contamination.
In 4 days our Crew provided mold remediation services, one floor at a time, completed the un-finished portion of water damage to the Hi-rise, and passed the post remediation clearance testing, all by the end of that week. The management was pleased with our prompt and efficient process for such a large project.
